    Maintenance worker needed to preform both grounds and building maintenance for rental properties in the Knoxville area. Primary duties will be mowing, trimming, administering pesticides, planting, weeding, raking and other functions related to the design and upkeep of external and internal landscaping. Other duties include assisting maintenance team with apartment and housing repairs on an as-needed basis. This is an hourly position with medical and dental benefits available. DEFINITION

Under general supervision of maintenance supervisor, performs a variety of work in the general maintenance and repair of grounds, apartments, single-family homes, office facility and equipment.  Performs related duties as assigned.

 

DIRECTLY RESPONSIBLE TO

Coordinator, Support Operations

 

SUPERVISION OVER

None

 

DUTIES AND RESPONSIBILITIES

(Any one position may not include all of the listed duties, nor do all of the listed examples include all tasks which may be found in positions within this classification.)

 

General Maintenance and Repair of Grounds, Apartments, Single Family homes, Office Facility, and Equipment:   Performs a variety of work in the maintenance of the grounds at various apartment locations, scattered-site single-family homes and the main office.  In addition, minor carpentry, electrical, plumbing, and painting as needed to assist the maintenance team in getting units ready for rent.  Keeps work log and work orders for specific site requirements.  Maintains clean, safe, and orderly work sites. 

 

Grounds Maintenance:   Maintains grounds in clean and orderly manner including mowing, trimming, weeding, aerating and fertilizing lawns; replaces plants as needed; sets sprinklers; replaces broken sprinkler heads; adjusts automatic time clocks and system pressure if necessary; maintains grounds maintenance equipment; trims tree branches that create hazardous situations; repairs and replaces outside bulbs in lighting fixtures which requires climbing a ladder. 

 

MINIMUM QUALIFICATIONS

 

Education, Training and Experience:

Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in ground maintenance and one or more of the building trades.

 

Knowledge of:

Methods used in grounds maintenance including basic knowledge of groundskeeping; safety practices and procedures related to groundskeeping ; standard practices and tools used in grounds maintenance and the repair of buildings.

 

Skill and Ability to:

Effectively use a variety of power lawn equipment, hand and power tools, drive a vehicle with a trailer attached; follow oral and written instructions; communicates effectively in both oral and written form; maintain work logs and work orders through a computerized system; establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.  Effectively manage time on a tight work schedule.

 

Other Characteristics

Possession of a valid Tennessee driver’s license;   pass a background check; and willingness to work outside (if necessary) in inclement weather.
